Applebee's - Nez Perce Plaza - Lewiston, Idaho
Providing a “Build to Suit” for a restaurant use is always difficult to the one dimensional use and high costs per square foot. We negotiated a ground lease value with a building allowance for a vanilla shell. The remaining improvement costs were borne by the Tenant. This facility is part of Nez Perce Plaza. The site posed many challenges. Except for a shallow area of topsoil, this site was solid bedrock. In addition, the frontage road (Thain Road) sloped from downtown Lewiston to the orchards below. This pad is accessed by a new signalized intersection we installed with secondary access to a second signalized intersection.
Boston Pizza - North Spokane, Washington
We were able to generate an outparcel from an existing ShopKo parking lot in the very successful North Pointe Shopping Center. We designed and developed the Boston Pizza with the developer and tenant sharing costs to keep the rent at market.
