Sheldon started his real estate career in Seattle in the 1980’s. He would purchase multi-family infill lots and develop apartment projects in some of the better Seattle neighborhoods. The intent was to construct a higher quality product at desirable locations at competitive market rental rates. His projects were able to attain high occupancy rates with long term quality tenants. In 1990, Sheldon moved to Spokane. He saw an opportunity to make a lifestyle change plus take advantage of a market ready to break out of a long non-growth period. He felt that the Inland Northwest was an attractive destination for professionals and business owners looking for a better community to live and raise their children and relocate their companies.
Multi-family rental rates, at this time, did not warrant new construction. The opportunity was in commercial real estate and development. The local markets were controlled by property owners’ and brokerage firms that would wait for tenants to approach them. Sheldon saw a need for tenant representation and used his knowledge of real estate, construction and development to help a wide variety of commercial businesses to successfully locate to the Inland Northwest. He continues to provide brokerage services, development services as an owner or as a consultant, and any combination as required.
Sheldon’s development strategies has not changed from his early days in Seattle, purchase quality infill sites and build quality projects at competitive market rates. This formula has provided for the highest occupancy rates for the property owners and high success rates for the tenants.
Due to a request by one his national retail clients to provide a market analysis for future store expansion; Sheldon has expanded Selkirk’s services to include market analysis consultation. The success of this and subsequent projects have transitioned this service into an integral part of Selkirk’s business model.
